Repairs responsibilities

All shared owners are responsible for covering the cost of repairs, whether internal or external.

This responsibility exists regardless of the percentage share owned.

If an emergency arises, we'll be on hand to help out.


We'll assist if you need help with arranging works in an emergency, but please remember that as a homeowner you are responsible for these costs and will be charged for the work carried out. This may also include a call out fee.

Communal areas


If we identify any repairs in communal areas, we'll instruct the works needed using our Delegated Authority. We'll write to you to let you know. Where we need to obtain quotes, we'll let you know too.  

Where appropriate, you may also be given the opportunity to progress the repair yourself, if you wish.  If not, we'll arrange the repairs, letting you know who the contractor is, timescales for completion and the breakdown of costs per owner. 

If the cost exceeds £250 per household, a majority decision will be required. An emergency repair may be carried out without notification if there is an immediate health and/or safety risk identified.
