Repairs & Responsibilities
As an owner, regardless of the share proportion owned, you are fully responsible for all repairs to the property, both internally and externally.
Loreburn can instruct works on your behalf, however, you will have to pay for the work beforehand and you will not be able to specify a contractor. Please Contact Us should you wish to do this.
In the event of an out of hours emergency, we can attend, yet you will be charged for the works in addition to a call out fee. Please only use this in emergency situations.
We will carry out regular routine inspections of all communal areas. Should we identify a communal repair issue that needs to be attended to, we can use our Delegated Authority to instruct the repair.
In this instance, you will receive written notification that we will be contacting our approved suppliers to obtain quotes for the required work. You will be given the opportunity to progress the repair yourself if preferred. If you do not wish to do this, the most competitive contractor will be instructed to carry out the works. In this case, you will be notified of who has been awarded the contract, timescales for completion and the breakdown of costs per owner.
If costs exceed the Delegated Authority limit of £250 per household, a majority decision vote will be required.
An emergency repair may be instructed without homeowners being notified if a repair is identified as having an immediate threat to Health & Safety.
Repairs are considered under three categories and have set timescales:
Emergencies – To be made safe within 24 hours
Urgent – To be carried out within 5 working days
Routine – To be carried out within 15 working days
